ATCC Foundation Engages ORB as Design/Builder
February 24, 2011 - The Alexandria Technical & Community College Foundation (Foundation) engages ORB Management Corporation as the Design/Builder of their first Student Housing project to be located adjacent to the Alexandria Technical & Community College (ATCC).
The ATCC Foundation Student Housing project consists of a 4-story, 60,000 square foot, 150 bed suite-style facility. The facility will also include 2,200 square feet dedicated to a Welcome Center. The project will consists mostly of 4-bedroom units. Each unit will have individually locked bedrooms with private storage spaces, shared bathrooms, a full kitchen/dining area, and a common living area. Also, each unit will be equipped with designer furniture in the living/dining areas, flat screen TVs, Wi-Fi access and cable TV. Additional on-site amenities of the property include laundry rooms on each floor, high-speed internet, electronically controlled, secure building access and a residence life program with On-Site Management.
The suite-style campus housing has been researched extensively and modeled after successful programs at other regional institutions such as St. Cloud State University and Augsburg College. The suite-style housing is designed to instill independent living skills and accountability in the students. OCC leases space in Bedman Building
December 27, 2010 - The Comptroller of the Currency (OCC) has committed to lease approximately 3,800 SF of office space in the Bedman Building located at 123 3rd Avenue East, Alexandria, Minnesota. On behalf of the building ownership group, ORB Management responded to the OCC's Request for Proposals to lease space in the Alexandria area. The OCC selected The Bedman building over other locations based on the completeness and competitiveness of ORB's response. In addition to the development work, ORB Management will be providing project planning and Construction Management services for the OCC’s office relocation that will accomoidate 13 personnel. Grant County selects ORB for historic courthouse renovation
December 27, 2010 - The Grant County Courthouse, originally built in 1905, has served the citizens of Grant County for over a century. The courthouse, which is currently listed on the Minnesota Historic Registry, will undergo significant upgrades. While maintaining its historical aesthetics, the Grant County Courthouse Rehabilitation, Modernization, & Energy Improvement Project will include a renovation of mechanical and electrical systems; window and roof replacement; tuckpointing and masonry repair; and, structural enhancements and new interior finishes.
In May, ORB Management responded to an Office of Energy Security (OES) Facility Cost-Share Grant RFP on behalf of Grant County and was selected to receive funding equivalent to 50% of the window replacement costs. Annual energy savings due to the window replacement are calculated to be over $8,700. ORB Management chosen for Cook County Community Center Project
At the Tuesday, November 9, 2010, Cook County Board meeting in Grand Marais, MN, the County Attorney, Tim Scannell, presented a final Construction Management and Consulting Agreement naming ORB Management as their Construction Manager/Owner Representative for a new community center -- pool complex.
At the Sept. 21st Cook County Board meeting, Diane Booth, Community Center Director, on behalf of the community center steering committee, recommended ORB Management Corporation. The committee interviewed six other firms.
Tom Wacholz, ORB’s President, has been facilitating the project planning process with the steering committee, which includes representatives from multiple public/governing agencies in the region. According to Wacholz, “This will be a landmark destination in Cook County, representing local industry as well as the natural environment; it will be a highly durable and sustainable facility – a true collaboration of energy efficiency, environmental stewardship and cost consciousness.” Committee member, Dave Tersteeg added, “This will be the kind of center other communities will visit to get inspired!" Community Center Project Gets The Go-Ahead
September 25, 2010, Cook County News Herald - The first of the seven potential capital improvement projects to be funded by the new county 1% sales and use tax is about to be launched.
At the Tuesday, September 21, 2010 county board meeting, commissioners authorized county Auditor-Treasurer Braidy Powers and Attorney Tim Scannell to start work on negotiating a contract with an "owner's rep" that would walk the county through the process of building a new community center and pool. On behalf of a community center steering committee, current Community Center Director Diane Booth recommended ORB Management Corporation out of Alexandria, Minnesota. Commissioner Jim Johnson (or alternate commissioner Fritz Sobanja) and a committee member will be involved as well.
The committee based an estimated facility cost of $8-12 million on what the county currently spends to operate existing recreation facilities. The committee anticipates hiring both an owner's rep and a construction manager for a total cost of 4 1/2 to 5 1/2 percent of the project. A subcommittee will be pursuing the possibility of grants and a capital fundraising campaign to help pay for the facility.
The committee interviewed numerous firms that could act as owner reps. Booth distributed a document indicating that ORB was their first choice because the company "1) has team-building and relationship skills that set them apart from other firms..., 2) their organizational skills, both on paper and in person, were extraordinary, [and] 3) they have a lot of experience working in rural communities and have a track record of being able to award 70-80 percent of the work that could be locally done to local contractors."
Still being considered are various options for location of the building, including adding on to Cook County High School, attaching it to the school via an indoor walkway, or having it stand alone on county property just west of the school.
In an information packet prepared for the county board, the steering committee stated that Cook County Community Education might be a good candidate for running the community center. It also suggested the possibility of forming an advisory council comprised of the Community Education Advisory Council, the Cook County Community Center board, and Friends of the Pool.
In the official application for 1% funds, the steering committee described its vision of the economic or social benefits the facility would provide the county. "A facility that can accommodate large groups and conferences comfortably could serve as a gathering location for both local and visiting groups. Grand Marais does not have current access to such a facility. Recreation facilities attached in and surrounding the building would only enhance guests coming to the area and provide added local family benefits for health and fitness."
The committee believes that if the project starts now, the facility could be up and running by fall of 2012. Top of Page

ORB exceeds GREEN goal!
Alexandria, MN - April 12, 2010 The final recycling statement for the Colorful Seasons Garden Center project is in and the report is excellent.
This winter was the start of ORB's mandatory job site recycling initiative and Colorful Seasons was the first project completed under the requirement to recycle at least 50% of materials generated from demolition and construction debris. The Colorful Seasons project team had an additional goal to divert 75% materials from the waste stream.
Rob Barse, LEED AP, ORB Project Coordinator, clarifies "The final recycling report from Tom Kramer, Inc. showed that we recycled 84% (by weight) of all demolition/construction debris (58% by volume). All in all, regardless of how the waste is measured, we achieved the 50% requirement! If measured by weight, we also attained the project goal. This is a fine testimony to ORB's sustainable building practice initiative."

Demolished but not dumped - New strategy recycles materials from razed buildings
Echo Press, December 23, 2009 - An Alexandria business has stepped up its recycling efforts - with the help of other local businesses.
ORB Management, a construction management firm headquartered in the lakes area, recently began recycling at demolition job sites.
The company's new recycling efforts began at the recent demolition site of Colorful Seasons, a long-time Alexandria business, according to Lois Sinn Lindquist, ORB business development.
Sinn Lindquist explained that ORB adopted a policy for all upcoming construction sites where, at a minimum, it will recycle 50 percent of all job site materials, measured by weight. The "stretch goal" she said, is to recycle at least 75 percent of all job site materials.
At the Colorful Seasons demolition, materias were separated into bins - 30-yard dumpsters for metal and wood and a 12-yard dumpster for concrete.
Once the materials were separated - either by machine or by hand - they were taken off site and brought to different businesses for recycling.
Sinn Lindquist said the concrete went to Central Specialties, metals were brought to Phillips Recycling, the wood was sent to Glenwood Demolition Disposal and all corrugated and cardboard were brought to Waste Management.
She explained that eventually, ORB Management would likely recycle insulation and sheetrock, but that currently, those materials are not recyclable in Minnesota.
"Being good stewards of the Earth is important," said Sinn Lindquist, who added that not only is recycling good for the environment, but it's good for the businesses.
She said there is a dollar value to the owners from the sale of the recycled materials.
"When you're recycling, you are doing the right thing," said Sinn Lindquist. "Plus it's really fun and good for all generations."
Recycling isn't new to ORB Management, she added. The office does its fair share of recycling. In fact, Sinn Lindquist noted that the roof of the ORB Management office on 3rd Avenue is made out of recycled tires.
In addition, instead of printing off large-scale copies of plans for whatever building project the firm is working on, Sinn Lindquist said it posts plans to its website for contractors to view. For those who may not have access to a computer or the capabilities to open the plans online, she said plans can be viewed at the ORB office or they can be printed.
Sinn Lindquist credited ORB Management's president and owner, Tom Wacholz, for taking the lead on this project and for the recycling efforts of ORB.

May 1, 2009 - ORB Management Corporation has been contracted by the City of Alexandria as the Construction Manager (CM) for the new 58,000 sq.ft, $12 million, Joint Law Enforcement Center (LEC) project. The project is a joint effort between the City of Alexandria and Douglas County. Pre-Construction (Phase I) is underway with estimating, scheduling and teaming with Ringdahl Architects on the conceptual design.
